Its a scary thought to price your home “to sell”. Many sellers feel if they price too low they will leave money on the table.
We had a listing in Rye at $2,395,000. We decided to price it on the higher side because it was a well known house with a beautiful exterior and we thought it would fare well in the market because it was an “emotional” house.
In 33 days it had 15 showings and no offers.
I was guilty of wanting to push the numbers because the house had appealed to me personally from afar since I was a little girl.
We lowered it to $2,195,000 and had an acceptable offer in 3 days within 3% of the asking price.
Moral of the story: If the objective is to sell, price your house correctly within its range, and it will sell, quickly!
